In the scenic Upper Highway region of Shongweni, KwaZulu-Natal (KZN), an entirely new type of development is taking shape.
With input from some of the world’s most eye-catching and successful residential developments Kaleido, part of the broader Westown smart city ecosystem, promises to deliver an innovative ‘evolving living’ experience that blends modern convenience, sustainability, and community connectivity.
Following the opening in March 2025, Westown Square is fast becoming the epicentre for entertainment, shopping, dining and community events in the Outer West region of KZN at Shongweni.
Following the successful launch of Shongweni Eco Park last year, the much anticipated Kaleido condos are going on sale, offering 326 modern one-, two-, three-, and four-bedroom homes – and judging from the pre-sale registrations, it’s going to be a banger. Close to 2 000 people have registered for the first 116 units.
Drawing inspiration from the leasehold model in local and global best practice, this project by Fundamentum Property Group (Fundamentum), aims to create a self-sustaining ‘city within a city’ where residents can live, work, and play.

The origins of Westown trace back to strategic land acquisitions made by Fundamentum in 2016, securing development rights for a total of 520 000 square metres in late 2021.
This paved the way for a comprehensive master plan spanning over 100 hectares, known as the Urban Core, with future expansions into adjacent lands planned over the next 10 years, to create an additional seven precincts that will include logistics, schools, and lower density residential and equestrian estates.
A self-sustaining infrastructure
Carlos Correia, CEO of Fundamentum, highlights the commitment to infrastructure: “From the get-go, we had to put serious money into the ground to make sure that necessary bulk infrastructure services were in place.”
Working closely with eThekwini Metro, Kassier Road, which provides direct access to both the N3 and M13 highways, (Pietermaritzburg to Durban), was upgraded. Over the past three years Kassier Road has been turned into a four-to-six-lane arterial route, complete with overpasses and widened bridges over the N3 and M13.
To ensure self-sufficiency, the developers built their own wastewater treatment works, enhanced the electricity network with 3.2MW of solar power and are utilising gas for heating and cooking throughout Westown.
To reduce reliance on municipal feeds and increase water security, a water purification plant has been built, including the installation of boreholes and reservoirs.
Westown Square
At the heart of Westown lies Westown Square, a 48 500m² retail and lifestyle hub. Unlike traditional malls, it’s an open-access ‘shopping experience’ interspersed with community spaces.
A central piazza – The Square – serves as the focal point, surrounded by gardens, bicycle lanes, and ‘The Bowl’ – an amphitheatre for free community events like movie nights, philharmonic performances and Valentine’s celebrations.
Enhancing the family-oriented vibe, a dog-friendly policy for pets on leads is in place; cyclists and their bikes are welcome to enjoy the facilities and The Paddock offers a designated space for riders to tether their horses, as they go about their business or pleasure in the precinct.
A variety of dining, shopping, banking and entertainment options, completes the versatile offering at Westown Square.
With Westown Square up and running, the focus of the Westown development team now moves to getting the 100-bed Westown Private Hospital ‘out of the ground’ as well as to the residential component, Kaleido, going on sale in March.
Life in motion
Designed for ‘Life in Motion,’ these pet-friendly homes emphasise lock-up-and-go convenience, with premium features like gas hobs, backup power, fibre connectivity, and modern architecture that maximises light and privacy.
Catering to investors and families alike, prices for one-bedroom apartments start from R880 000, with four-bedroom duplexes going up to R4.5 million, all with elevated views of the Shongweni valley.
Amenities include a residents’ clubhouse, pool, landscaped court-yards, bicycle wash and service centre, concierge service and state-of-the-art security.
Pedestrian trails connect to broader mobility routes, promoting a car-light, 15-minute neighbourhood where shopping, healthcare, and recreation are within walking or cycling distance.
Close to 2 000 units will be constructed within the next five years, by both Balwin and Fundamentum. Balwin’s plans provide for 1 200 units, with bulk earthworks already complete and building work commencing soon.
Investment
The total investment committed so far to Westown is about R6 billion, including R1.4 billion on infrastructure and R1.5 billion on Westown Square. Fundamentum and Balwin add R2 billion and R750 million respectively for their residential plans.
Location
Location-wise, it’s conveniently placed 25 minutes from Durban city, 30 minutes to Umhlanga and 35 minutes to Pietermaritzburg.
