{"id":31691,"date":"2026-06-30T19:12:11","date_gmt":"2026-06-30T19:12:11","guid":{"rendered":"https:\/\/microvibenews.com\/?p=31691"},"modified":"2026-06-30T19:12:11","modified_gmt":"2026-06-30T19:12:11","slug":"200m-of-deals-bubbling-under-in-subdued-market-daily-business","status":"publish","type":"post","link":"https:\/\/microvibenews.com\/?p=31691","title":{"rendered":"\u00a3200m of deals bubbling under in subdued market \u2013 Daily Business"},"content":{"rendered":"<p><\/p>\n<div>\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" src=\"https:\/\/dailybusinessgroup.co.uk\/wp-content\/uploads\/2015\/11\/Screenshot-2015-11-24-10.38.24.png\" alt=\"Cameron House\" class=\"wp-image-17908 lazyload\"\/><img loading=\"lazy\" fetchpriority=\"high\" decoding=\"async\" width=\"822\" height=\"482\" src=\"https:\/\/dailybusinessgroup.co.uk\/wp-content\/uploads\/2015\/11\/Screenshot-2015-11-24-10.38.24.png\" alt=\"Cameron House\" class=\"wp-image-17908 lazyload\" srcset=\"https:\/\/dailybusinessgroup.co.uk\/wp-content\/uploads\/2015\/11\/Screenshot-2015-11-24-10.38.24.png 822w, https:\/\/dailybusinessgroup.co.uk\/wp-content\/uploads\/2015\/11\/Screenshot-2015-11-24-10.38.24-600x352.png 600w, https:\/\/dailybusinessgroup.co.uk\/wp-content\/uploads\/2015\/11\/Screenshot-2015-11-24-10.38.24-300x176.png 300w\" sizes=\"(max-width: 822px) 100vw, 822px\"\/><figcaption class=\"wp-element-caption\"><em>Cameron House: one of the biggest hotel deals in Scotland<\/em><\/figcaption><\/figure>\n<p class=\"has-medium-font-size wp-block-paragraph\">A \u00a3200 million pipeline of deals, currently under offer in the Scottish market, is evidence of underlying demand in what has been a subdued period, according to new data.<\/p>\n<p class=\"has-medium-font-size wp-block-paragraph\">Lismore Real Estate Advisors said investment transaction volumes reached \u00a3358 million during Q2, up 21% on the same period last year but are still 7% below the five-year quarterly average.<\/p>\n<p class=\"has-medium-font-size wp-block-paragraph\">Hotel and purpose-built student accommodation (PBSA) transactions dominated activity, accounting for 67% of the total. <\/p>\n<p class=\"has-medium-font-size wp-block-paragraph\">The hotel sector also saw one of Scotland\u2019s largest-ever investment deals, with the five-star Cameron House Resort on Loch Lomond sold for a reported \u00a3100m to London-based KSL Capital Partners.<\/p>\n<p class=\"has-medium-font-size wp-block-paragraph\">Chrissie Clancy-Crofts, senior surveyor at Lismore, said: \u201cWhilst the quarter has been characterised by relatively limited transactions and \u2013 with a few exceptions \u2013 smaller lot sizes, opportunities remain for vendors looking to capitalise on more captive buyer pools.<\/p>\n<p class=\"has-medium-font-size wp-block-paragraph\">\u201cWe estimate that there is well in excess of \u00a3200 million of deals currently under offer in the Scottish market.  Although the summer holiday period may push completion of some transactions into late Q3 or early Q4, the strength of the pipeline provides encouraging evidence of underlying investor demand.\u201d<\/p>\n<p class=\"has-medium-font-size wp-block-paragraph\">She added: \u201cA shortage of core investment opportunities has suppressed Q2 volumes, yet investor appetite remains healthy. <\/p>\n<p class=\"has-medium-font-size wp-block-paragraph\">\u201cUK institutional fund activity is relatively sporadic, allowing for private (equity) buyers to see the opportunity but the traditional debt backed buyers continue to contend with a fluctuating debt market. <\/p>\n<p class=\"has-medium-font-size wp-block-paragraph\">\u201cThis period of volatility seems set to continue, making the underwrite for core plus assets more challenging.\u201d<\/p>\n<p class=\"has-medium-font-size wp-block-paragraph\">Ms Clancy-Crofts said that within the logistics sector, assets offering robust rental reversion, or those benefiting from guaranteed income growth, have remained particularly sought after.<\/p>\n<p class=\"has-medium-font-size wp-block-paragraph\">Edinburgh offices remain \u201ccompelling,\u201d she said, with rental growth taking city centre Grade A space to just under \u00a350 per sq ft and the strongest retail pitches in both Edinburgh and Glasgow continue to experience competition among retailers for the best space, supporting further rental growth.<\/p>\n<p class=\"has-medium-font-size wp-block-paragraph\">\u201cDespite wider market uncertainty, demand for well-priced prime assets remains strong, particularly in logistics, retail warehousing and high-quality PBSA. <\/p>\n<p class=\"has-medium-font-size wp-block-paragraph\">\u201cPrivate investors are capitalising on opportunities as debt-backed buyers face tighter lending conditions, while scarcity continues to drive competitive interest.
