Image: Supplied<\/p>\n<\/div>\n<p>The redevelopment is being undertaken by Putirex \u2013 a joint venture between Cape Town property developers Gary Moore and Roelof Delport.<\/p>\n<p><strong>Long-term focus<\/strong><\/p>\n<p>Hill-Lewis says the project was never intended to chase maximum short-term profits.<\/p>\n<p>\u201cOur investors never planned that this must be chasing the biggest profit and sell it off. That model remains unchanged, with residential operator Neighbourgood appointed to manage the units and provide weekly servicing.<\/p>\n<p>Vos says \u201cthe best part\u201d of the investment is that it will deliver more than 400 affordable homes for Capetonians who \u201clive and work in the city\u201d.<\/p>\n<blockquote>\n<p>\u201cMany people are currently spending 30% or 40% of their income just on public transport. Image: Liesl Peyper\/Moneyweb<\/p>\n<\/div>\n<p>Studios are expected to start at around R10 000 a month.<\/p>\n<p>Majatladi says this figure should be viewed through the lens of total living costs rather than rent in isolation.<\/p>\n<blockquote>\n<p>\u201cIf you take someone who is financing a car at R5 000 or R6 000 a month, paying R2 000 for insurance and another R2 000 for fuel, they\u2019re already at R10 000,\u201d he notes.<\/p>\n<\/blockquote>\n<p>\u201cAnd they\u2019re still paying rent wherever they live. If they can live in the city and remove the car from the equation, that changes their quality of life.\u201d<\/p>\n<p>According to Majatladi, the interior layouts were designed specifically with young professionals in mind, using built-in joinery and compact design principles to optimise smaller spaces.<\/p>\n<blockquote>\n<p>\u201cWe\u2019re deliberate about how people actually live. For example, this market doesn\u2019t really bake. We\u2019ve swapped ovens for air fryers to free up space.\u201d<\/p>\n<\/blockquote>\n<p>The clubhouse will be built on top of the parking structure and will include a garden, an outdoor running track, restaurant facilities and an outdoor cinema concept.<\/p>\n<p>Majatladi describes it as a \u201cgreen lung\u201d within the dense CBD environment.<\/p>\n<p><strong>Retail precinct<\/strong><\/p>\n<div class=\"visible-sm-block visible-xs-block m1010\">\n<div class=\"ad-container-wrapper\">\n<p>ADVERTISEMENT:<\/p>\n<p>CONTINUE READING BELOW<\/p>\n<\/p><\/div>\n<\/div>\n<p>On the retail side, the redevelopment aims to shift Golden Acre from being primarily a commuter corridor to a more integrated, extended trading environment.
